Wash your door regularly Wash the door with a mild detergent and a car brush. Thoroughly rinse the surface with a garden hose. Avoid abrasive cleaners and strong detergents. Never use a pressure washer. Waxing your garage door once a year with car wax will protect its luster and revive the shine it may have lost due to acid rain and UV rays.
Caring for the weather-stripping found around frame and bottom edge If weather-stripping is made of rubber (quality PVC), use a multi-purpose cleaner for vinyl, such as the one used on outdoor furniture. Rinse well with a garden hose. Lubricate weather-stripping every other month, or more, according to how often the garage door is used. For this purpose, use a silicone-based product. Never use a petroleum-based lubricant since petroleum is known to adversely affect the elastic properties of rubber. Rubber weather-stripping must remain flexible to be an efficient barrier.
Hinges, rollers, and springs If your garage door is squeaking or is noisy you can lubricate the hinges, rollers and springs by using a Teflon based spray on dry lube. Never use WD-40 or grease of any kind as this will lead to dirt collection and failing of parts. All home centers will have this type of lube, just ask for a Teflon based spray on dry lube and someone will point you in the right direction. After you spray all of your garage door parts and find that your door is still making noise you may need to contact a professional technician to assess what is causing the noise. A small problem can get big and expensive in a matter of days if not resolved quickly.
Checking the balance of your door You should check the balance of your garage door every 2-3 months. To do this release the door from the garage door opener (if you have one installed). Do this by pulling the red handle on the string. Once the garage door is freed from the garage door opener lift the garage door up about 2 feet off the ground and let go of the garage door. If the garage door rises up on its own power until 2 panels are horizontal and 2 panels are vertical you have a balanced garage door. If the garage door drops back to the ground or rises all the way up, your door is not properly balanced and needs service immediately. An improperly balanced door will cause severe damage to your opener.
Electric garage door openers Maintenance of your electric operator should be done once a month. Work the door manually. It must be well balanced. If the door is not balanced, contact a qualified garage door installer. Check if your garage door opens and closes completely. If necessary, adjust limits and/or force. Most garage doors openers come with two knobs for these adjustments. Consult your owner's manual. Check the safety reversing sensor. The door must reverse on contact if an object or a person is under it. Also, check if your photo sensors are correctly plugged in and aligned. The door should reverse if any object passes through the beam. Garage door openers do not require additional lubrication. Do not permit children to play with the opener. Keep the remote control out of children's reach.
